Our first game in 2011 was last week. When I came to the club I was feeling like I haven't played Cashflow for ages. Hence I felt very excited and wanted to get started. Atmosphere was buzzing, because most of other seasoned players felt the same way I did. So we grouped on the same table and we didn't sit down on the chairs as usual - We Kept Standing Up. That gave us extra energy and buzz - it was AMAZING!
This time it was me, Sam, Suraj, Nancy and Kalpita on the table. Sam got out of the Rat Race first by buying a few deals. Then Kalpita - she just had to get 1 Big Deal to get out of the Rat Race, because her expenses were low. I was third. I bought 2 plex properties out of the Small Deal cards and started earning Cashflow of about $2100 from rent. That wasn't enough and that way (buying Small Deals) it would take me very long to get out, because my expenses were high. So when Market card came and Buyer offered good price for plex apartments, I sold my 8-plex for good cash (Capital Gains, Flipping). Then straight after, I went for a few Big Deals. Eventually it brought me to a 60-plex apartment block with $11,000 Cashflow, so I borrowed some money to have enough for a Down Payment and I bought it. Immediately after that I started paying off my loan, so that my Expenses went down, which lead to my exit out of the Rat Race. I was happy and buzzing even more, because by that time Suraj and Nancy were doing very well with good prospects of getting out of the Rat Race. A few moments later, Sam got out of the game by landing on his Dream, which he bought! Eventually, I got out of the game as well.
So the strategy I used this time was "flipping" a property for a profit to buy a bigger property with higher Cashflow. And that one 60-plex apartment made it for me!
